WHY SELL AT AUCTION?

There is a fixed date when the property is very likely to sell.

A large percentage of properties are sold on the day.

The contract for the sale is binding at the fall of the auctioneers gavel.

There is no possibility of gazumping or gazundering.

The property is sold in its current condition with no comeback on the seller.

Completion is normally in 28 days after the auction.

No price needs to be provided to potential buyers.

 

The bidding can only move upwards.

The sale price can far exceed expectations when there is a strong demand for the property.

WHEN SHOULD A SALE BY AUCTION BE CONSIDERED?

When considerable competition can be expected for a property, eg when many potential buyers are expected to compete.

 

When a property is held in trust such as when it is sold by executors, mortgagees, liquidators or trustees who are obliged to maximise income from a property sale.

 

When the seller must complete a sale within a prescribed time limit.

 

When it is difficult to assess the value of a property, for example when there are no comparable properties to give a guide.

 

When a seller does not wish to repair or refurbish a property that needs work to bring it up to standard.

 

When the property does not qualify for a mortgage.

OUR FEES (FOR AUCTION PROPERTIES)

BUYERS FEES (FOR AUCTION PROPERTIES) 

Buyers fees (payable by the buyer) is half of one percent of the sale price or £500 (plus VAT where applicable) whichever is the greater.

We charge an initial non-refundable cost of £250 (plus VAT where applicable)  to cover administration, travelling to and from properties to meet clients and conduct viewings, providing photographs, advertising in local press (this would not include any extra advertisements in other publications requested by the client), and hire of venue for auction.

COMMISSION FOR SALE OF PROPERTY

Our commission is 1% (one percent) of the sale price or £1000 (plus VAT where applicable) whichever is the greater. If the property doesn’t sell at the auction then there is no commission or any other fees payable by the client.
